The Worksheet is where all data is entered regarding financing,
yield requirements, growth rates, and costs associated with the investment. Both the capitalization rate and internal
rate of return are calculated on this screen. When you first enter the Worksheet Screen, the cursor is located in Box 1, ready for data entry. To move between fields in any box, use the [Arrow] keys or [Tab] Key, or locate your mouse on the field and click the left button. It could not be easier. |
Income Screen |

Income information is entered on the Income Screen. Data
regarding individual rentals or groups of rentals is entered here. The Income Detail Window (see below) is also
accessed from this screen. Selecting INCOME from the Menu displays the Income Screen. This screen is divided into seven columns. Up to fifteen income line items, a Non-group Vacancy Percentage and a Building CAM Percentage can be entered on this screen. Each line item can be defined as a Group, permitting up to 225 income items. |
Expense Screen |

Expense information is entered on this screen. Data regarding
individual expenses is entered here. This screen is divided into ten columns. Up to 17 expense items may be entered. By defining these expense lines as Group items, up to 272 expenses can be listed. The TEMPLATE.DTA file is automatically loaded when you start ANALYST. It includes a list of common expenses that are associated with a real estate investment. You may add to, change, or delete any of these default expense items to suit your needs. |

Printing functions are accessed from the Report Control
Panel. ANALYST produces 32 basic reports. In addition, a Data Sheet can be printed for each income item and each expense item. Depending upon the type of analysis that you are performing (Stable, Rent-up, Lease, or Unit Sales) not all reports are available. Those that are unavailable are shown in a different color on your screen. The View Window is located on the left side of the Report Control Panel. Reports are displayed in this view window as they will be printed to the printer. |

The Income Detail Window is used to enter variable year
income information. It is only necessary to use this screen when your projected income stream will be uneven over
the holding period or when the property is encumbered with existing leases that must be evaluated. But when you do need to enter lease detail, ANALYST makes it easy. Complicated lease data can be entered for a base lease and 10 renewal terms. Then ANALYST automatically calculates the resulting cash flows. Or you can enter each year's cash flows directly. |
