Investment Analyst
Our Income Analysis software enables real estate professionals to analyze
and value income producing real estate, applying advanced mathematical
techniques. It calculates the value, based upon the yield requirements
and projections of the analyst. Financing, closing costs, selling expenses,
income growth and property appreciation are among the many factors considered.
Holding periods can range between 1 and 60 years. Reports can be printed,
pasted or saved to an Excel spreadsheet, PDF file, or RTF file. They can
be merged into a word processing document.
Extract yield rates, determine the property's value, or calculate the IRR,
based upon different assumptions. Analyst builds a cap rate, using the
Mortgage Equity Technique. It also calculates the value of the cash flows
using the Discounted Cash Flow method. Sensitivity Analysis is easy and
informative.
Whether you need to develop a capitalization rate, do a basic discounted
cash flow analysis, or perfrom a complicated lease analysis, Investment
Analyst will help you do it quickly, professionally, and accurately. Whether it is an apartment building, office building, hotel or strip shopping
center, Analyst will produce results that you can trust.
Over the last 20 years, our clients have again and again praised Investment
Analyst and its predecessor Caprate Calculator for ease of use, comprehensiveness
and quality. These characteristics did not come about by accident. Each facet of our software has been honed, refined and polished over many
years.What our clients say
The fact is, we often take several months to design a single input screen
– not because the programming is difficult (although some of it is).
The real difficulty is to make it “feel right” to you. Until
each screen fits like a glove, the software is not ready to release.
Our latest software release, Analyst ICC, follows in this tradition. Like all of our software, it was designed
from scratch, with you in mind. Most of our competitors use "templates"
based upon the Excel spreadsheet program or a packaged database program.
At $79.95, they may be "better than nothing." But the truth is
that they are not up to the job.
Input, Output, Reliability
In the end, screen design is what makes software easy to use. Report design is what makes the product valuable to you. Intelligence that is built into the software to lead you through the inputs, to check for calculation errors and to prevent invalid assumptions is what makes software reliable. Input. Output. Reliability. Only software that is written in native Windows programming languages by skilled software engineers can give you professional, easy to use input screens and presentation quality reports. You might say that our products are "handmade." They take longer to create, but the quality is apparent.

The newest Investment Analyst continues to keep pace with the latest in programming technology. We have been doing that for 20 years, since Caprate Calculator was first introduced by us in 1987. In subsequent years, Caprate became more and more powerful - so powerful that we changed its name to Investment Analyst. In addition to unsurpassed income analysis, Analyst now offers database capabilities with the optional Commercial Complete database option. This is what our clients have been asking for. Investment Analyst, combined with an integrated commercial property database; Comparison Grid, Direct Caprate, GIM, EGIM and NIM analysis; building cost calculations, Property Datasheets;database storage for income and non-income producing properties. Beautiful Reports!
Designed for the Future
Designed to work in Windows 98, ME, NT, 2000, XP and the Vista operating
systems, Analyst incorporates the latest in programming technology.
Our products are always positioned for the future. As the Windows
operating system changes, and as system hardware becomes faster, software
applications must be updated to maintain compatibility. This is the
latest in a long line of income analysis products that dates back all the
way to 1987

Why Choose Investment Analyst? Learn More
Many things should be considered before you purchase Income Analysis software. You probably have already spent hours searching, gathering information, and comparing products. To see what we think are the most important considerations, click here.
Investment Analyst has been around since 1987 (longer than any competitive
product) and we make Analyst better each year. Do not be misled by the
high prices and high maintenance fees of other income analysis software.
Price and quality are not always synonymous.
Investment Analyst and quality are synonymous. Our products are written
from "scratch" and not dependent upon spreadsheets like Excel
that are designed by part-time "experts." Analyst has all of
the "bells and whistles," Analyst is the easiest to use, and
Analyst produces the best analysis documentation.
But we price our products so that small firms, individuals, and large institutions
all can fit Analyst into their budgets.
Whether you are a large financial institution that needs an income analysis
tool every day, a small appraisal firm that only does a few commercial
properties each year, an investor who need to evaluate a potential investment,
or a real estate broker who needs to prepare a comprehensive presentation,
you can trust Investment Analyst.
Our clients have been trusting Analyst for 20 years. In the span of one
week recently we heard from three clients (unsolicited). The wife of a
retiring appraiser wrote us and said "I would like to thank you for
your help over the years with Investment Analyst. John thinks that you
are 'God' with this software." Another client called that same week
for no particular reason except to thank us for offering such a "professional"
product. Yet a third client who had just purchased Analyst (with some uncertainty
because he was a novice with computers) wrote us to say "this software
is WONDERFUL !!!!"
